Can an HDB Tenant Sublet a Room?
HDB requires owners who rent out bedrooms to ensure that their tenants do not further rent those bedrooms to other people. If someone who is only a tenant is offering you a room, verify the arrangement directly with the flat owner and HDB before paying.

HDB states that owners renting out bedrooms must ensure their tenants do not further rent out the bedrooms to others. Only authorised tenants may live in the flat.
If a “master tenant” offers you a room
- Ask who the registered flat owner is.
- Ask whether the owner knows about and has approved your stay.
- Ask to see the HDB approval and confirmation that you will be an authorised tenant.
- Do not rely only on a payment receipt or agreement signed by another tenant.
