HDB Room Rental Guide Singapore: What Tenants Should Check

Before paying a deposit for an HDB room, confirm who is legally renting it out, whether HDB approval exists, whether you will be registered as an authorised tenant, and whether the occupancy and rental period fit current HDB rules.

Before you pay any money

  • Visit the flat and verify who you are dealing with.
  • Ask for proof that the person renting the room has the right to do so.
  • Ask to see HDB approval for the room rental.
  • Confirm that your particulars will be registered with HDB before you move in.
  • Read the tenancy agreement carefully, including deposit, notice, house rules and early-termination terms.
  • Check the unit on Reviewti for prior tenant experiences, management changes and warning patterns.

What current HDB rules say

For HDB bedroom rentals, approval must be obtained before the tenancy starts. Flat owners must continue living in the flat with their tenants during the room-rental period.

The minimum rental period for each tenant is 6 months. Only authorised tenants may stay in the flat, and tenants must not further rent out the bedrooms to other people.

Why rental history matters

A compliant approval does not tell you whether previous tenants experienced deposit disputes, unexpected rule changes, frequent turnover or poor maintenance. Reviewti keeps the regulatory check separate from community rental history.

Check Before You Rent

Now check the actual HDB unit.

Official rules tell you whether an arrangement should comply. Reviewti adds the unit’s tenant experiences, Rental Passport, management history and warning patterns.
